All bookings are made with Home In Italy with the full acceptance of the following general booking conditions:
- 1.BOOKING FORM/DEPOSIT
Once you have selected your Home In Italy accommodation, you may contact us by phone or email. If the requested property is available, we will place a provisional booking for you. We will then ask you to complete the booking form and send you the invoice with payment instructions.
To confirm the booking, payment shall be received as follows:
- for bookings made more than 9 weeks (63 days) before the arrival date, a 30% deposit (unless otherwise indicated) is due within 2 working days.
- for bookings made 9 weeks (63 days) or less before the arrival date, the full rental amount is due within 2 working days.
No contract will exist between us until we send the invoice and receive the payment.
- 2.PAYMENT OF THE BALANCE
The balance of the rental fee is due 9 weeks before your arrival date (unless otherwise indicated). Failure to settle this payment will be considered a cancellation, and cancellation charges as outlined in paragraph 7 will apply.
- 3.METHODS OF PAYMENT
Deposit payments can be made by credit card or bank transfer. We accept Visa, Mastercard, American Express, UnionPay, and Diners Club. Credit card payments will be processed in Euros based on our Euro price list. Balance payments are to be made exclusively via bank transfer.
- 4.ACCOMMODATION VOUCHER
Once the rental fee is fully settled and the booking form is completed, we will send you the accommodation voucher along with directions to the property and other important information for your upcoming stay.
- 5.SECURITY DEPOSIT
A security deposit is required to cover any potential damage or loss during your stay. Home in Italy, acting as an intermediary on behalf of the villa owner, will hold the amount (which varies by property) on your credit card following a pre-authorization procedure a few days prior to arrival, unless otherwise specified.
A property inspection may be carried out with the owner or their representative within 24 hours before check-out to assess any damages. The owner reserves the right to conduct a further inspection within 48 hours after your departure.
Provided no damage occurs, the amount will be released a few days after your departure. Please note that, depending on your bank’s processing times, it may take up to 30 days for the release to appear on your statement.
- 6.CARE OF PROPERTY
You are expected to treat the property with the utmost care throughout your stay. It is your responsibility to leave the property in the same condition of cleanliness and repair as found upon arrival. Any loss or damage resulting from failure to respect the property’s fixtures, fittings, furniture, or equipment will be deducted from your security deposit at the owner's discretion.
If you notice any pre-existing damages or malfunctions, please report them to Home In Italy within 48 hours of arrival so that necessary repairs can be arranged. Failure to do so may result in liability for any damages identified by the owner or their representative during the final inspection.
- 7.CANCELLATION BY THE CLIENT
The following cancellation charges apply based on the date we receive your written cancellation notice, or if the booking is cancelled by us due to non-payment:
- cancellation received 9 weeks or more before the arrival date: loss of the deposit paid to confirm the booking;
- cancellation received less than 9 weeks before the arrival date: charge of 100% of the total rental amount.
This cancellation policy applies to bookings confirmed under the standard payment terms outlined in paragraphs 1 and 2.
Different cancellation terms may apply for bookings confirmed with alternative payment conditions.
- 8.ALTERATION & CANCELLATION BY THE COMPANY
Although it is highly unlikely that changes will be made to confirmed arrangements, on rare occasions it may be necessary, and we will notify you as early as possible. If, for reasons beyond our control, we are unable to provide the property you have booked, we reserve the right to transfer your reservation to a similar property. If the alternative property is less expensive than the original, the difference will be refunded. If it is more expensive, you will be required to pay the difference, subject to your acceptance.
If a suitable alternative cannot be offered, or if you choose not to accept the proposed change, we will cancel the booking and refund the full amount paid for the rental. However, in such cases, we shall not be liable for any further compensation, damages, or cancellation charges related to travel or other arrangements.
- 9.LISTING INFORMATION
Every effort has been made to ensure the accuracy of the information on our website. However, since property owners may occasionally make changes, all descriptions regarding the condition of the property or services should be considered as opinions rather than definitive statements of fact.
- 10.RESPONSIBILITY OF THE COMPANY
All due care has been taken in arranging your stay; however, as we do not own the villas, we cannot be held responsible for interruptions to water, gas, electricity, internet services, road conditions, sun-damaged lawns, or swimming pool filtration system failures. While every effort will be made to address and resolve any issues promptly, we disclaim any legal liability for personal injury, death, loss, or damage of any kind suffered by you or any member of your party.
- 11.CONSTRUCTION WORKS
Construction or renovation works may occasionally occur near the property. As such works are carried out by third parties and lie entirely beyond our control, Home In Italy cannot be held liable for any resulting noise or inconvenience and has no legal obligation to offer compensation. Should we become aware of any significant nearby works, we will inform you as promptly as possible.
- 12.INSURANCE
It is the responsibility of all guests to obtain adequate insurance covering holiday-related risks, including cancellations. We strongly recommend securing such coverage before your stay.
- 13.ARRIVAL & DEPARTURE TIMES
Arrival is normally scheduled on Saturdays between 4 pm and 7 pm (unless otherwise indicated). If you expect to arrive outside this window, please inform us as soon as possible. For late arrivals, the owner may charge for any additional waiting time. Please request written confirmation in advance if the keyholder can arrange access to the property after 7:00 pm. We cannot guarantee access if you arrive later than 10:30 pm.
Departure is usually on Saturdays between 9 am and 10 am. Any additional services, such as heating, cooking, shopping, or extra cleaning, must be settled in cash before check-out. Credit cards are not accepted, unless otherwise specified.
- 14.COMPLAINTS
If you experience any issues during your stay, you must contact us immediately. Failure to do so may result in the loss of your right to compensation.
Please note that abandoning the property without prior notice to Home In Italy will result in the loss of any right to compensation. We are available Monday to Friday from 10 am to 6 pm (Italian time) at our office numbers, and outside these hours via our Help Line. All relevant contact details are provided in your accommodation voucher.
To formally initiate a complaint, a written statement must be submitted within one week of your departure. Claims submitted after this period will not be considered for compensation.
- 15.SIZE OF PARTY/MAXIMUM OCCUPANCY
Property owners reserve the right to deny entry if the number of guests exceeds the maximum occupancy stated in the property listing. For villas with multiple pricing options based on guest numbers, the allowed occupancy corresponds to the number of guests confirmed in your booking and payment. If any unauthorized guests are found at the property, the entire party may be required to vacate the premises immediately, with no entitlement to a refund of the rental fee.
Caravans, tents, or any form of camping are strictly prohibited on the premises.
Subletting is strictly prohibited. You may not assign or sublet the accommodation to third parties. No additional guests are allowed to stay at the property, nor may you host visitors for events such as parties, celebrations, or other gatherings, unless expressly authorized in writing by Home In Italy and any applicable event fees have been paid in advance.
- 16.LAW AND JURISDICTION
This contract is governed by Italian law and is subject to the exclusive jurisdiction of the Italian courts. Any disputes arising from the execution or interpretation of the rental agreement shall be exclusively referred to the courts of Perugia, Italy.
- 17.FORCE MAJEURE AND SIGNIFICANT CHANGES
Home In Italy shall not be held liable, nor issue any refunds, for events beyond its control, including but not limited to: acts of God (such as fire, flood, earthquake, storm, hurricane, or other natural disasters); war, hostilities, and armed conflicts (including rebellion, insurrection, revolution, military actions, invasions, or blockades); terrorism; government actions (such as sanctions, embargoes, nationalization, or confiscation); labor disputes, strikes, lockouts; nuclear incidents; epidemics; quarantines; utility failures; transport disruptions; or any other unforeseeable events that could not have been prevented despite all due diligence.
- 18.LETTING PERIOD
The standard minimum letting period for our properties is one week, typically from Saturday to Saturday. Alternative arrival and departure days may be arranged upon request and could be subject to additional charges.
- 19.TRAVEL AGENCIES
Travel agencies are required to provide the same documentation requested from direct clients, including the completed booking form, a copy of the passport of the person responsible for payment, and the credit card authorization form for the security deposit (unless otherwise specified). The deposit is intended to cover any potential damage or loss at the property. Provided no damage occurs during the stay, the amount will be released a few days after departure. Please note that the actual release may take up to 30 days, depending on the client’s bank processing times.
- 20.CANCELLATION/AMENDMENT FEES FOR EXTRA SERVICES
Should you wish to cancel or amend any of the extra services you have reserved, please notify our concierge team via email at your earliest convenience. Cancellation fees for travel arrangements are determined by the service providers.
- 21.SWIMMING POOLS
Swimming pools are typically open from the first Saturday in May until the first Saturday in October (unless otherwise stated). Property owners may adjust these dates. If pool availability is a key factor in your selection, please confirm the pool’s opening dates with our villa specialists.
