Service before travel: excellent help from Homes in Italy staff and rapid replies to emails, plus the groceries and wine purchases ahead of time were helpful.
Service while on trip: Keyholder Valeria was a true gem, a wonderful cook and very warm and welcoming.
Villa location: We found the hairpin curves a bit difficult to navigate at first, but the hilltop spot with garden and 360 degree views is absolutely stunning. Day or night, fog or sun, we loved the vistas.
Staff in the villa: cleaning staff & gardening staff came regularly and were very efficient, unobtrusive.
Cleanliness: House was super clean. Not sure why you have a mid-week cleaner service though - we were often at home during the day and found the extra cleaning a bit disruptive (2-4 hours of waiting to use the house).
Home in Italy assistance: excellent

In general, would you prefer the check-in day possible on any day of the week? If so, which one: check in on Saturday is fine.
Comments: The house set up is perfect and really worked for our family. The pool is in such a beautiful spot (pictures on your website do not do it justice. I could send you some we took). The only thing I would improve is a few small additions: more towels for the pool; a lightning connector from audio system to IPHONE (we provided our own but we should have known about this); some rubber spatulas for cooking; a larger toaster - 4 slice toaster would be better for family groups; dishes and pots were adequate, we had everything we needed. Wine on site with prices on the bottles is a very helpful addition to the house. The outdoor eating area and fireplace for cooking was used a great deal, inspite of us having some cooler rainy weather. My granddaughter especially loved the gardens and the goldfish pond. We went every day (and sometimes twice) to feed the fishies. What a fabulous spot, the views are incredible. It is close to some lovely small towns, (we ate out only a few times and Valeria booked la Fontanella for us one night, with excellent service and food); although we mostly stayed within a 30 minute drive from the house (our little 2 year old got carsick on those curves). Our favourite thing was eating at home with Valeria's fabulous cooking of Tuscan recipes, especially with a toddler who won't sit still for long.

"We had a wonderful stay at Villa Livia.

It is an excellent, picturesque house, which is modern in style whilst combining many features of the original farmhouse which stood on the site. The floor plan flows very well, and unlike many converted rural properties, has no ‘dead’ spaces which you don’t really use. The kitchen is large and well equipped, and the bathrooms are contemporary, well appointed and comfortable. Having mosquito netting on all the windows was a real bonus.

The house stands in an unparalleled location, at an elevation of more than 600 metres, with 360 degree views in every direction - towards Trevinano and Monte Cetona in the north, and Acquapendente and Monte Civitella in the south.

Valeria cooked us five wonderful meals while we were there, and the gardeners and cleaners kept the house and it’s surroundings in excellent order. We really enjoyed being able to pick vegetables and herbs from the garden, and then use them in our cooking straight away. The pool was beautiful, and one of the cleanest I have encountered.

Just a few small issues to mention:

(1) The inside handle on the front door was not fixed on properly, and kept coming off in my hand when I opened it.
(2) An electric rather than gas kettle would be useful.
(3) It would be good to have more shade near the pool."

"We stayed a family of 7 adults and three small children in this wonderful house. Having a room each and with own private bathroom (some of them even with a bathtub!!) and with the most stunning view was just amazing. The children families were located upstairs, and despite of the noisy stairs maid of iron everyone was very satisfied with the calm and relaxing indoor ambient. The house facilities were just amazing, clean and well equipped, and there was room and space for alle of us and our time to time different interests. The out door area is hard to describe in words - the vegetable garden supplied us with fresh goods and greens every day and were now all very keen on challenging the Italien kitchen in our own houses. The holiday spent in this house was a wonderful experience, and Valeria (the house manager) was kind and quick to answer any question you may rise during your stay. She made our stay easy and peaceful. My warmest recommendations go to Home in Italy for giving us the opportunity to experience family time in such a wonderful place like Livia in beautiful Tuscany."

"This is an amazing country house on the border of Lazio, Umbria, and Tuscany. We really enjoyed the pool, the views, the garden, and dining on the patio. If you're looking for a rural escape with privacy, this is perfect. We took a number of day trips to towns in the area - there are many interesting sights within an hour of the house. Home in Italy was wonderful; made the check-in process personal and smooth, and we enjoyed having a few meals cooked by the staff and organized by Home In Italy."
